A Holding Deposit of one week’s rent is required to secure the property and demonstrate commitment then the referencing process can begin. The property is removed from the market at the point of receipt of this payment. This payment is credited to your first months rent.
The holding deposit is refundable if the Landlord withdraws but not if the tenant has given false or misleading information. This would include failing reference checks, Right to Rent checks or not reaching agreement on the terms of the tenancy within 15 calendar days of paying the holding deposit. This is known as “Deadline for Agreement”.
If the Landlord withdraws the offer then the Holding Deposit is returned to the Tenant but if the Tenant has given false or misleading information or he/she withdraws from the offer, the Tenant forfeits the Holding Deposit.

A security deposit equivalent to five weeks rent, if the annual rent is below £50,000 per annum or six weeks rent if the annual rent is above £50,000 per annum. This is registered with The Deposit Protection Service and the deposit monies are transferred to them.

Changes to the Tenancy. If a tenant requests a change to the tenancy agreement ie change of sharer or permission to have a pet (if the building regulations permit this) then a charge of £50.00 including vat  is payable by the tenants

Early Termination of a fixed term tenancy. If a tenant wishes to terminate a fixed term tenancy the rent is still due for the full term unless a suitable replacement tenant has been secured. The Landlord will require rent up until the new commencement date of the new tenancy. Plus any reasonable costs that the Landlord has incurred as a result of your early termination.

Default Fee is a payment the Landlord can require the tenant to pay for example: should the tenant lose any keys for the property or security device such as an entry fob or garage fob. The tenant is required to pay for replacements.
